We Don't Just Ban Bad Actors. We Prosecute Them.

Settlla is the first Nigerian rental platform with a built-in legal arm. Every user signs a binding digital agreement at signup. If that agreement is broken — by tenant, landlord, or agent — Settlla has the evidence, the legal partners, and the process to act.

Off-Platform Deals:

Any attempt to conduct a rental transaction outside Settlla is a contract breach. Civil claims for damages and full refund recovery are pursued through our legal partners.

Fraud & Fake Listings:

Fraudulent listings and misrepresentation are referred directly to the Police and the EFCC. Evidence — chat logs, payment records, identity data — is compiled and submitted automatically.

Excess Billing & Extortion:

Agents who attempt to charge above the platform-set commission are reported to the Federal Ministry of Housing and Urban Development and relevant state housing bodies for license revocation.

How does escrow payment protection work?

When you pay for a property on Settlla, your money goes into an escrow account, held securely and not released to the landlord until they confirm the property is available. If the landlord can't confirm, you get a full refund automatically.

Can agents charge their own fees on top of the platform commission?

No. Agent commissions are set by the platform and fixed at 2-5%. They are shown transparently to the tenant before any payment. Any attempt to charge above this is a breach of the platform agreement and is subject to legal action.

What is the Settlla legal arm?

Settlla works with registered legal partners to pursue cases of fraud, contract breach, and excess billing. Cases can result in civil claims for damages, criminal referrals to the Police and EFCC, or regulatory reports to housing authorities for license revocation.

Is Settlla available outside Lagos?

We're launching in Lagos first, then expanding to Abuja and Port Harcourt. After establishing these cities, we'll expand across Nigeria and eventually across Africa. Join the waitlist to get early access in your city.

How do I know a listing is real?

Every listing is reviewed and approved by our admin team before going live. Our AI scans listings for fake images, suspicious pricing, and misrepresentation. Agents must link listings to a verified landlord account. They cannot list properties they don't represent.
